Notice of Extraordinary General Meeting

In accordance with article 8.03 of the by-laws of the Proprietors Unit Plan No. 1, notice is hereby given that the Board of Management is holding an Extraordinary General Meeting. This meeting will be held via Zoom on Saturday the 9th day of September 2023 at 9:30am Barbados time. Please note all unit owners who are attending are asked to contact the office as soon as possible at manager.goldenviewbarbados@gmail.com.



Agenda

1. Presentation of Electrical Proposal by Electrical Committee.

2. To review and approve the Electrical Supply Proposal estimated to cost $214,680.00 for the repair of the bus duct and the installation of new electrical grounding for the main building, and to approve a special levy of $1,789.00 per unit entitlement, billable as of September 9, 2023, but payable in two equal instalments of $894.50 on October 1, 2023, and November 1, 2023, respectively.

3. Any other business which may properly be brought before the meeting.



A Reminder to all unit owners:

Article 11.06 (3) of the By-Law No. 3 of the Proprietor's Unit Plan No.1 states:

"Except where under the Act and the Declaration, the unanimous vote of all owners is required (unanimous resolution) an owner in person or by proxy is not entitled to vote at any meeting if any contribution payable in respect of his or her unit are in arrears by more than thirty (30) days prior to the meeting." (i.e., in respect of the August 2023 levy).


It is imperative, therefore, that all unit owners who wish to vote at the Extraordinary General Meeting, via zoom or by proxy, must pay all outstanding levies - common and special - payable in respect of the units before September 81h, 2023.


To assist the Board and the Management Company to continue to protect your interest at Golden View Condominium, it is essential that ALL owners who are unable to attend the meeting to send their proxies to someone who can attend. Proxies can be submitted to the office by 8:00 a.m. September 9th, 2023, by email or can be hand-delivered or mailed by 4:00 p.m. on September 8th, 2023. Please contact the office should you require any information regarding registering proxy.


There are important issues that will arise at this meeting that our by-laws, Article 11.06 (5) declare "The number of votes required to adopt decisions shall be fifty (50%) plus one vote or sixty-one 61 votes of unit entitlement." If insufficient owners are represented at the meeting, it makes passing resolutions to safeguard the future of Golden View very difficult.
